About the Role:
Robert Half is seeking an experienced Property Accountant for an onsite, full-time contract position with one of our valued clients in the real estate/property management industry in Palo Alto, California. The ideal candidate will bring exceptional analytical skills, attention to detail, and a strong background in real estate accounting. As a Property Accountant, you will be responsible for overseeing financial operations specific to property management, including reconciliations, reporting, and assisting with budgeting processes.
Key Responsibilities:
+ Property Financial Reporting: Prepare and maintain accurate monthly, quarterly, and annual financial statements for multiple properties.
+ Accounting Operations: Handle day-to-day accounting functions, including accounts payable (AP) and accounts receivable (AR) management, tenant billing, and rent payments.
+ GL Reconciliation: Perform general ledger account reconciliation, ensuring accuracy and timeliness of entries related to property operations.
+ Budget Assistance: Collaborate with property managers to develop and track property budgets, forecasts, and variance reports.
+ Bank Reconciliation: Conduct daily and monthly bank reconciliations and journal entries for assigned properties.
+ Audit and Compliance: Assist in audits and maintain compliance with internal controls/policies, as well as state and regional property management regulations.
+ CAM Reconciliations: Handle common area maintenance (CAM) reconciliations, ensuring accurate allocation and billing of tenant charges.
+ Lease Analysis: Review and interpret tenant leases to ensure proper billing, including rent escalations and reimbursement clauses.
+ Special Projects: Provide additional support on ad hoc projects as needed.
Requirements
Requirements:
+ Education: Bachelor's degree in Accounting, Finance, or a related field required.
+ Experience: Minimum of 3-5 years of property accounting experience, preferably within the real estate or property management industries.
+ Technical Skills: Proficiency in property management software such as Yardi, MRI, or AppFolio; advanced skills in Microsoft Excel (VLOOKUP, pivot tables, etc.).
+ Knowledge: Solid understanding of Generally Accepted Accounting Principles (GAAP) and property-specific accounting practices, including CAM reconciliations.
+ Communication: Strong written and verbal communication skills to liaison effectively with property managers, tenants, and other stakeholders.
+ Attention to Detail: Demonstrated ability to meet deadlines and resolve discrepancies accurately and efficiently.
Preferred Skills:
+ Experience with tax preparation for real estate entities.
+ Familiarity with lease auditing and revenue recognition principles.
+ Payroll or timekeeping
